Buying a house in Sussex or Lisbon: the water paperwork to ask for
A sale is the moment a seller has every reason to hand over what they know about the water. In Sussex or the Town of Lisbon, four things are worth asking for before you settle in, and then one phone call covers the rest.
Call (262) 829-5961Mon to Fri, 7am to 5pmA water bill, or proof there is none
Ask for a recent water bill. One from the Village of Sussex utility means Village water, published at 300 milligrams per liter; no bill at all means the house most likely runs on a private well.
That single answer decides which numbers matter for everything that follows.
Every well lab report they kept
For a well house, ask for the lab reports, old ones included. A softener quote leans on two lines: hardness, given in milligrams per liter or grains, and iron, which in this part of the county commonly travels with the hardness.
Look at the dates too. A Lisbon well with a stack of old reports and nothing recent is a reason to order a fresh test after you move in.
When the well was last tested for bacteria
Once a year at minimum: that is how often the Wisconsin DNR says a private well, in Lisbon or anywhere else, should be checked for bacteria. If the seller cannot say when that last happened, put the test on your own list.
Softeners are not designed with bacteria or nitrate in mind, so this test stays on the calendar however the softener question turns out.
The softener's setting, and what fills its brine tank
If a softener comes with the house, write down its hardness setting from the control head. On Village water the figure to compare it with is 17.5 grains; on a well, it is the hardness on the latest report.
Ask as well whether the brine tank has been kept full of salt or of potassium chloride, so you know which to keep buying.
Then one call
With the supply settled and the paperwork in hand, one weekday call, any time from 7am to 5pm, ends with a single price for a Sussex or Lisbon house. Nobody comes out to sell; the plumbing contractor's install-day visit is the only one.
Before you dial, find where the main line enters the house and how close the nearest drain and outlet are. Those two details, plus Village water or a well, are most of what the call needs.
Common questions
The Lisbon seller has no well reports at all. Is that a problem for a quote?
Not for the price. It comes from the household and the layout, and on install day the plumber reads the tap before anything is connected. A fresh lab test is still worth ordering for the well's own sake.
How can I tell whether the softener that came with the house still works?
Watch the glassware and fixtures. Spots and film are what hard water leaves behind, so if they show up in a house with a softener, hardness is getting past it.
